
Move-in information
Please submit a notification of change of address at www.vaasanasumisoikeus.fi or download the avaa.io application onto your phone and register your new address there. This way you will receive all future announcements related to your apartment on your phone and you will also be able to report any faults and other issues via your phone.
You must also notify the Population Register Centre within one week of moving into your new home. You may inform the post office of the change of address and create an agreement regarding the forwarding of your post to your new address. By notifying the post office well before you move, you can ensure that your post will be sent to the right address.
You must also report the change of address to the electricity company, telephone company, bank, insurance company, magazine subscriptions, address registers of organisations, associations, as well as relatives and friends.
When you move into a new apartment, you should check its condition carefully and note all the defects you notice on the condition inspection form. You will receive the form upon signing the right-of-occupancy agreement.
It is very important that you note all the faults and defects you find on the form, because in your right-to-occupancy agreement, you will agree to take responsibility for any defects that you have not included on the form. The form must be returned to our office within two weeks from the start date of the right-of-occupancy agreement.
A carefully filled in inspection form will speed up and facilitate the processing and refund of your right-of-occupancy fee when you move out.
Please always notify the owner of your property immediately of any damage or defects you notice in your apartment or property. Such defects include, for example, broken windows and doors, broken play equipment that could be dangerous, elevator failures and failures of electrical equipment. Please also monitor the condition of ventilation, heating and toilet flushing devices, as well as taps and pipes.

You are obliged, in accordance with the right-of-occupancy agreement, to take good care of your apartment. Smoking is not allowed inside the apartment under any circumstances.
The residence charge and other related payments (e.g., parking space and water fee) are due for payment on the 2nd day of each month. Please pay the residence charge on time, as otherwise we will charge late payment interest. If you pay the residence charge after the due date, we will charge statutory default interest on the payment. Default interest will be charged from the due date of the residence charge. Possible default interest shall be invoiced separately four times a year. Default interest invoices must also be paid by the due date stated on the invoice.
Please always use your personal reference number when paying due fees. If you make a mistake when paying the residence charge (e.g., wrong reference number), please contact those responsible for handling rent/residence charge payment matters at our office. Please remember that any messages you write on bank transfers will not be forwarded to our office.
If a tenant owes money in relation to the residence charge, and an approved payment agreement has not been concluded or the tenant is not following the payment agreement, we will enforce recovery measures. Such measures will always incur additional costs for you. All judgements of the district court regarding residence charge debt will generate a non-payment entry in your credit history and, in the worst case, you could be evicted from your home. Entries in your credit history will make it harder for you to enter into new contracts, such as a mobile phone subscription.
According to the law, tenants must acquire a functioning smoke detector for their apartment.
One smoke detector can cover a maximum of 60 m2 in an apartment, and there must be at least one smoke detector on each floor. This means that, for example, an 80 m2 apartment must have at least two smoke detectors. Tenants may rent car and covered spaces and garages available in their housing company.
We primarily rent one parking space per apartment, but if there are additional available spaces, we may not impose such a limit and rent spaces out at our discretion or as needed.
In order to guarantee at least one parking space per apartment, the holders of additional spaces are obliged to give up extra spaces if a space is needed by a new resident.
The parking spaces are intended only for parking vehicles that are in circulation. Unauthorised parking in the yard area, in front of garages, behind other cars, in the driveway or in parking spaces rented by other tenants is prohibited. Please do not park your vehicle in such a way that it will block the way for emergency vehicles entering the yard, snow ploughing, sanding, or the emptying of waste containers, or that will make these tasks more difficult.
Please also inform any visitors of these rules. Visitors can park either in the available guest spaces or by the side of the street. Driving vehicles in driveways and corridors is prohibited, except for essential emergency and maintenance purposes. End-of-life vehicles may not be stored in yards and parking areas. The owners of such vehicles will always responsible for covering any costs generated by their removal.
The lids of heating posts must always be kept closed and wires must not be left hanging from the pole.
The right-of-occupancy company can purchase parking enforcement services from private service providers who have the right to impose and charge parking violation fees for erroneously parked vehicles.
yard areas of the property are maintained and kept clean. The first impression of a residential area, a building and its inhabitants is often formed by such elements.
For fire safety reasons, objects should always be stored in the places reserved for them. Prams, bicycles, or hobby equipment may not be stored in the stairwell.
Tenants may install a safety lock and peephole on the door that leads to the stairwell. When moving out, these must be left in place. Only Abloy security locks are accepted and they must be serialised to match the serialisation of the building’s other locks. Please contact our office before ordering a peephole or security lock.
In accordance with the Tobacco Act, smoking is prohibited in all common areas of the property, including elevators and stairwells.
All our apartment buildings include storage spaces for outdoor equipment, such as bicycles and skis, and often also prams. Outdoor equipment storage spaces cannot be used as children's playgrounds. The doors to these spaces must be kept locked. Each apartment also includes a personal storage space that is kept closed with a padlock, which tenants must obtain themselves. Personal storage spaces are meant for personal use and numbered according to apartments. Please follow this system to avoid confusion. Storing items in corridors is against the Rescue Act. Petrol canisters and other flammable liquids or gases may not be stored inside the building.
Laundry rooms may be used by the residents of the building they are in. Laundry room times and instructions for using the space can be found on the wall of the laundry room. Please remember to always clean the laundry room after use. Carpet washing machines may only be used for washing carpets.
Tumble dryers may be used from 7 a.m. to 10 p.m. They may not be used at night. Drying rooms are intended for laundry washed in the laundry room, but we also recommend drying laundry that you wash at home in the drying room in accordance with the reservation list. Dried laundry must be removed as soon as possible to give space for the next user.
Tumble dryers may also be used to dry laundry washed in the apartments under the same conditions as the drying room. In the apartments, laundry may only be dried in the bathroom and on the balcony.
The tenant committee monitors the use, tidiness and cleaning of the club and craft rooms, unless otherwise agreed.
Play areas and equipment are designed for children.
Tenants may not walk their pets in these areas. Collective yard work and tenants' independent initiative promote a good atmosphere, help neighbours get to know each other and create a sense of togetherness.
Tenants are responsible for taking care of their own yard areas.
• Please keep the stove on for some time after using the sauna.
• After using the sauna, please ensure adequate ventilation, for example by opening the window of the laundry room.
• Any moisture or other damage must be reported immediately to the maintenance company or the office of Vaasan Asumisoikeus.
Please recycle your waste properly! You can find recycling instructions at your property's waste management point.
Correct recycling saves money!
Rubbish should always be placed in rubbish bins. Rubbish must not be left outside bins or in the yard. Rubbish on the ground and open rubbish bins will attract birds and rats. You may not leave furniture, electronics or other items that do not belong in the waste collection unit there.
Tenants must also transfer any large batches of solid waste to a recycling station. Car tires can be returned to stores that sell them. • Keep a moderate temperature in your apartment. +20...+21 °C is a comfortable temperature for most people. with such temperatures, the relative humidity of the room air will also be higher and the air will feel more pleasant.
• Do not cover radiators with curtains or furniture.
• Turn the radiator down if it is too hot. Do not let heat out of the room. When you ventilate, use a quick cross-ventilation technique.
• Remember that the temperature of your hands is around +35 °C. When you touch a +30 °C radiator, for example, it will feel cool, but
in fact, the radiator still heats the room at +21 °C.
• If the temperature drops uncomfortably low in freezing weather, please contact the maintenance company or the company’s technical property manager.
