Termination of right of occupancy

Notices regarding the termination of right of occupancy must always be submitted in writing to Oy Vaasan Asumisoikeus. The transfer of right of occupancy shall take place no later than three months after the termination notice has been received by the property owner. The obligation to pay the monthly residence charge shall remain effective until the right of occupancy is transferred to either a new owner or the property owner.

 

The termination of right of occupancy may be registered by filling in a termination notice. 

It should be noted that all holders of the right of occupancy must sign the termination notice. Please remember to include your contact details in the termination notice. If the right of occupancy is under the control of the estate, it is necessary to obtain authorisation from all shareholders of the estate in order to terminate the right of occupancy.

 

During the termination period, the property owner has the right to present the apartment to other customers. Apartment tour schedules shall be agreed separately with the right-of-occupancy holders.

 

When moving out, right-of-occupancy holders must clean the apartment well and return all keys to the apartment to the property owner. If the property owner has to clean the apartment or change the lock due to missing keys, the relevant measures shall be billed to the holder of the right of occupancy who is moving out.

 

The original right-of-occupancy agreement and the keys to the apartment must be returned to the property owner before the right-of-occupancy fee will be returned. If the right-of-occupancy agreement is in a bank's possession, the property owner will agree on the returning of the right-of-occupancy agreement with the bank after the tenant has informed the bank of the termination of their right of occupancy.

Termination notice

Termination period

The termination period is three (3) months. The termination of right of occupancy shall take place three months after the notice has been received by the property owner.

Payment of residence charge

The obligation to pay the monthly residence charge shall remain effective until the right of occupancy is transferred to either a new owner or the property owner.

Return of keys

All received keys must be returned to the office of Oy Vaasan Asumisoikeus no later than at 12 noon on the next business day after the end of the termination period.

During the termination period, the property owner has the right to present the apartment to other customers. Apartment tour schedules shall be agreed separately with the right-of-occupancy holders.

Cleaning of the apartment

When moving out, apartments must be cleaned carefully. In addition, the apartment and possible storage spaces must be emptied and the dishwasher cabinet must be reassembled if it has been dismantled. The holder of the right of occupancy shall be responsible for any costs derived from neglecting to carry out the above-mentioned tasks.

Instructions for moving out

Clients will received instructions for moving out along with the termination notice, which they shall undertake to follow. Clients shall be responsible for any costs caused by neglecting to follow the moving-out instructions.

Either contracting party can withdraw from the contract only for their own part. Termination of right of occupancy must always be indicated in writing and equipped with a personal signature.
